Description of Work: This Job Order Contract (“JOC”) is intended to provide for the preparation, painting and/or waterproofing of building exteriors for UCSB Housing Dining & Auxiliary Enterprises (“HDAE”) assets including its residential dormitories, apartments, dining commons, administrative offices, and auxiliary buildings. This JOC is an indefinite quantity contract under which the Contractor will perform a variety of individual projects, consisting of specific construction tasks at various locations with individual project values ranging between $10,000 and $300,000. The maximum amount for all Job Orders during the course of the initial one-year contract term is $750,000 with two separate one-year options, if exercised, for $750,000 each. Note, the annual Job Order Contract amounts are not cumulative.
The scope of the JOC is for exterior painting and waterproofing services. The Construction Documents include a Construction Task Catalog® (“CTC”) developed by Gordian. The CTC contains various construction tasks with associated Unit Prices. All Unit Prices are based on local labor, material and equipment prices including the current prevailing wages and are for the direct cost of construction. The Contractor will bid four (4) separate Adjustment Factors to be applied to the CTC Unit Prices for both small ($10,000 to $25,000) and large (>$25,000) projects performed both during and after normal business hours (see Bid Form). The scope of Work for each Job Order will be determined by and between the University Representative and the successful Contractor. A separate Job Order will be issued for each project.
Estimated Contract Value: $2,250,000 ($750k/year base year plus two $750k Options, if selected)

Pre-Bid Conference: A mandatory Pre-Bid Conference and mandatory Pre-Bid Job Walk will be conducted BOTH in person AND electronically via Zoom. Only bidders who participate in the initial (virtual or in-person) pre-bid conference, will be allowed to bid on the Project as a prime bidder. Only attendees as the original pre-bid conference will be permitted to schedule a subsequent site visit with the University Representative. Bid Security: Bid Security in the amount of $25,000 shall accompany each Bid. The Surety issuing the Bid Bond shall be, on the Bid Deadline, an admitted surety insurer (as defined in California Code of Civil Procedure Section 995.120).
General Project Information: The successful Bidder and its Subcontractors will be required to follow the nondiscrimination requirements set forth in the Bidding Documents and to pay prevailing wage rates at the location of the Work. Every effort will be made to ensure that all persons shall have equal access to contracts and other business opportunities with the University within the limits imposed by law or University’s policy. Each Bidder may be required to show evidence of its equal employment opportunity policy. The work described in the contract is a public work subject to section 1771 of the California Labor Code. No contractor or subcontractor may be listed on a Bid/Job Order for this project unless registered with the Department of Industrial Relations pursuant to Labor Code section 1725.5 [with limited exceptions from this requirement for bid purposes only under Labor Code section 1771.1(a)]. The successful Bidder and its Subcontractors will be required to follow the nondiscrimination requirements set forth in the Construction Documents and to pay prevailing wage rates at the location of the Work.
